1. Who we are

Real Estate Cash Buyer is a real estate investment company and direct property buyer. We purchase properties from owners in as-is condition for our own investment purposes.

2. Information on the Site is not an offer

The content on this Site is general information only. Submitting a form, speaking with us, or receiving information from us does not create a contract, an obligation to buy or sell, or an agency relationship. Any purchase would only occur under a separate written purchase agreement signed by both parties, and either party may decline to proceed before that point.

3. No guarantees

We do not guarantee any specific offer amount, purchase price, closing date, timeline, or result. Every property is reviewed individually, and offers depend on factors such as location, condition, occupancy, title, liens, and market conditions. Any figures, examples, or timeframes mentioned on the Site or in conversation are illustrative only.

4. Your responsibilities when you submit information

By submitting a form or contacting us, you represent that:

• You are at least 18 years old and legally able to enter into agreements.
• You are the owner of the property described, or you are authorized to discuss and provide information about it (for example, as an executor, administrator, trustee, or authorized agent).
• The phone number and email address you provide belong to you, or you are authorized to use them, and you can receive communications at them.
• The information you provide is accurate and complete to the best of your knowledge.

Do not submit another person’s contact information without their permission.

5. SMS Terms and Consent to Be Contacted

Our form offers two separate SMS consent checkboxes, both optional and unchecked by default:

• Non-marketing informational messages: Recurring text messages concerning the property inquiry initiated by you, including your cash-offer request, appointments, and transaction updates.
• Marketing messages: Recurring automated text messages about our property-buying services and related offers.

If you check a box, you agree to receive that category of text messages from Real Estate Cash Buyer at the number provided, including messages sent using automated technology. Checking one box does not check the other. You receive only the message categories you select.

Consent is not a condition of receiving an offer, purchasing goods or services, or doing business with us. You may leave both boxes unchecked and still submit your property for review.

Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help. After you reply STOP, you will receive one opt-out confirmation message, and no further SMS messages will be sent from this messaging program unless you opt in again. Carriers are not liable for delayed or undelivered messages.

6. Acceptable use

You agree not to use the Site to: submit false, misleading, or fraudulent information; impersonate another person; upload malicious code; attempt to gain unauthorized access to the Site or its systems; scrape, harvest, or collect data through automated means; interfere with the operation of the Site; or use the Site for any unlawful purpose.

7. Intellectual property

The Site and its content, including text, graphics, layout, logos, and design, are owned by Real Estate Cash Buyer or its licensors and are protected by applicable intellectual property laws. You may view and print pages for your own personal, non-commercial use. You may not copy, reproduce, republish, or distribute the content for any other purpose without our written permission.

The Site may contain links to third-party websites or services that we do not control. We provide those links for convenience only and are not responsible for their content, accuracy, or practices. Accessing a third-party site is at your own risk.

9. Disclaimer of warranties

We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components.

10. Limitation of liability

To the fullest extent permitted by law, Real Estate Cash Buyer and its members, managers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, or business interruption, arising out of or relating to your use of the Site, even if advised of the possibility of such damages. To the fullest extent permitted by law, our total liability arising out of or relating to the Site will not exceed one hundred United States dollars (US $100.00).

11. Indemnification

You agree to indemnify and hold harmless Maxx Deal LLC and its members, managers, employees, and agents from any claims, losses, liabilities, damages, costs, and expenses, including reasonable attorneys’ fees, arising from your use of the Site, your submission of information, or your breach of these Terms.

12. Governing law

These Terms are governed by the laws of the State of Wyoming, without regard to its conflict of law rules. Any dispute arising out of or relating to these Terms or the Site will be brought in the state or federal courts located in Sheridan County, Wyoming, and you consent to their jurisdiction. Nothing in this section limits any rights you may have that cannot be waived under the law of your state of residence.

13. Severability and waiver

If any provision of these Terms is found unenforceable, the remaining provisions remain in full force. Our failure to enforce any provision is not a waiver of our right to enforce it later.

14. Changes to these Terms

We may update these Terms at any time. The “Last updated” date at the top shows when they were last revised. Continuing to use the Site after changes are posted means you accept the updated Terms.
